There were 29 contracts closed last week at $1 million and above.  24 were single-family homes not located on lakefront property,  were single-family located on lakefront property, only 1 condo, and there was one property that was sold for the lot only.

Notable Closings:

2409 Wilke Dr in Barton Hills was the only property this week that was sold for the lot only. While there are improvements currently on the lot it’s clear that it was bought for the land, which is just under half an acre. Most notably the property was listed at $925,000 and closed at $1,050,000. Closing at +13.5% above the listing price.  Listed by Andrew Ware of Moreland Properties the property was on the market for only 10 days.

Top Closings:

The #1 single-family home was 1700 Westlake Drive, closing at $2,697,000, -6% less than the original listing price of $2,875,000. The home is located in Westlake, in a private gated estate. Located on 2.945 acres the home is 6,681 square feet, 6 bedrooms, 7 bathrooms, and has a 3-car garage. Listed by Jamison Stewart of Texas Realty Partners the home was on the market for 428 days.

The #1 Condo was 200 Congress Ave Unit #21D, closing at $1,350,000, -8% less than the original listing price of $1,465,000. The condo is located in the Austonian Condominiums. The condo is 1,609 square feet, and has 2 bedrooms, 2 bathrooms, and located on the 21st floor offering exceptional views of downtown. Listed by Trey Phillips of Moreland Properties the condo was on the market for 110 days.
